The sales price for the real estate was $21,000,000. Because of its use as an automobile dealership/repair facility, the deal involved complex and sophisticated environmental, structural and zoning issues.
Clapboard Ridge Road, Greenwich, CT - - Represented buyer in purchasing for $11,500,000.00 a 5.8 acre parcel with a 1920's house, together with the adjoining 2.8 acre lot that purportedly had "septic problems" such that it could not be approved. We were instrumental in working with local engineers to obtain both septic approval and wetlands approval and then single-handedly located a developer/buyer for the lot.
After locating the developer, we were instrumental in sourcing investment funds to "partner-up" with the developer for the construction of a "spec house," which went to contract while under construction for $10,600,000.00. The sale closed in mid-2007.
We then represented the Seller of the remaining parcel in his private sale of the 1920's house for $10,300,000, which closed in early 2008.

Because the house was under construction, the deal involved the extremely complex issue of protecting our client from potentially very significant unknown liens/claims from the contractor and the various trades and suppliers involved in the project. We were able to protect the buyer through a sophisticated system of indemnities and a significant escrow established from a large hold-back in the purchase price.
Field Point Circle, Greenwich, Ct - - Represented clients first in purchasing a significant house/parcel in one of Greenwich’s most prestigious locations, Field Point Circle, in the Belle Haven area. The $6,000,000 purchase closed in September, 1999 and we also handled the sale in 2004 for $10,750,000.00. Because this water front property was purchased from an estate, complicated probate, estate, tax and survey issues were involved. On the sale side, issues relating to the permitting of a planned dock on Long Island Sound also came into play.
